The great thing about real estate is that no 2 transactions are the same. Some are harder than others. Some are more rewarding than others. But they all have a story behind them, good, bad, or ugly.

I've known this guy and his family since he was a kid. He played ball with my oldest son and they've remained close. He's done amazing things in life already and his most recent career advancement took him to Duncan, Oklahoma.

He'd been casually looking for a great property to buy there without much luck. He called me recently to tell me he'd heard about a homeowner in the area that might be interested in selling one that he loves. Duncan's a small town like that. You know the vibe... everyone knows everyone else's business. All he had to go on was a screenshot of the owner's FB story post about maybe moving. No other details beside her name.

So, Brooke went to work getting his mortgage lined up to move quickly and I went to work tracking the owner down and making calls. When I finally reached her, she was completely closed off to talk to any agents. She basically said "No, we're good. Not interested. We're not listing it, or paying an agent, and we already have a buyer."

The more we talked, the more clear it became that they didn't have a buyer... They had a tire-kicker. I talked her through that and the details of what Ryan wanted to offer and how quickly we could close. Her tone then immediately changed. She liked what she'd heard. Her husband called me back right after, super excited and ready to go. Needless to say, we'd won them over! We nailed down a contract, moved things along rapidly, and got them all closed yesterday. Exactly 1 month from start to finish!

He got the property he dreamed of, the sellers get to start their next build, and everyone's thrilled... WIN-WIN!!

Getting beyond the skepticism some have of agents is always a challenge I embrace and often win. This one was super fun and rewarding, and I'm absolutely thrilled for Ryan!
