The Ridge • Edmond • Deer Creek
The Ridge is one of the most desirable neighborhoods in the Deer Creek area of Edmond, but not every lot, home, or street commands the same value.
Cul-de-sac lots, wooded lots, Creek View locations, pond lots, shops, pools, Prairie Vale demand, and updates can all have a major impact on what buyers are willing to pay.
I live in The Ridge, run the neighborhood Facebook group, and have sold homes here since the neighborhood was first being built. I’m not just marketing this neighborhood from the outside. My own equity is affected by how homes perform here, unlike agents who don’t own property in the neighborhood. That gives me a very real vested interest in protecting values, attracting the right buyers, and making sure homes are positioned correctly.
In The Ridge, buyers usually pay more for cul-de-sac lots, wooded lots, Creek View lots, pond lots, updated homes, shops, pools, and strong outdoor living.
Overpricing, weak presentation, outdated finishes, poor photography, and failing to highlight lot quality or shop potential can all hurt how buyers respond.
Two homes with similar square footage can still have very different values here depending on lot type, privacy, updates, school draw, and overall positioning.
The Ridge isn’t a neighborhood where you can look at price per square foot and call it a day. Buyers here care about the full package.
They’re looking at whether the home sits on a cul-de-sac, whether the lot is wooded, whether it backs to the pond or the Creek View common area, whether there’s room for a shop or pool, whether it’s updated, and whether it lines up with what they hoped to find in Deer Creek.
That’s why a generic online estimate usually misses the mark in The Ridge. The right value range comes from understanding how buyers compare one home against the others they’re actually willing to buy.
I’ve got a vested interest in The Ridge that goes beyond just selling homes here. I live here, my family lives here, and my own equity is directly affected by how this neighborhood performs over time.
That’s a big difference between me and agents who don’t own property here. When I help a seller maximize their result, I’m not just helping one client. I’m also helping protect and strengthen values in the neighborhood I call home.
My sales in The Ridge have very frequently helped set new pricing records for the neighborhood, which is part of why values continue to rise here.
Across the homes I’ve sold in The Ridge so far, my average days on market has been just 11 days, and that average also reflects a sold price average above list price. My listings here also tend to sell for stronger prices than homes marketed by other agents in the neighborhood.
